Answers to the questions we hear most from clients evaluating our packages.

Construction quality
Is the per-sqft price based on built-up or carpet area?
Our pricing is based on Super Built-Up Area (SBUA), which includes the carpet area plus wall thickness and common areas. We clearly define and agree on the SBUA measurement in the BOQ before signing.
What is NOT included in the per-sqft price?
Government plan approval fees, BBMP/BDA/RERA registration costs, soil testing charges, architect consultant fees (if separately hired), water connection charges, and GST (18%) are outside the package rate and itemised separately in your BOQ.
Can I mix features from different packages?
Yes — we allow selective upgrades within a base package. For example, you can take the Essential base structure and upgrade flooring or fittings to Premium specs. These are priced as add-ons and listed separately in the BOQ.
Are prices fixed or do they change during construction?
Prices agreed in the contract are fixed. We absorb material cost fluctuations on our end. Only client-initiated change orders (e.g. switching tile specifications mid-project) affect the final bill, and these always go through a formal change order sign-off.
What is the payment schedule like?
We follow a milestone-based payment schedule: 10% on signing, 20% at foundation completion, 20% at slab casting, 20% at brick and plaster, 20% at flooring and fittings, and 10% at handover. We never ask for advance payments beyond the agreed schedule.
Do you offer financing or EMI options?
We partner with several nationalised and private banks to facilitate construction loans. We can provide all documentation required for your bank to disburse directly to us against milestone completion certificates. Speak to our team for details.
